VA Rural Home Loan: A loan intended for you and your family to buy land that you can live on while operating a small farm. There is no limit on acreage as long as the land is typical of the area. Tillable ground,limited farm animals and small farming is allowed.

  • VA funding fee applies (this fee is waived with VA service connected disability)
  • Credit scores of 600+ (580+ with 10% down payment and 3 months reserves)
Rural Home Loan: The Farm Loan Center can help you apply for this loan to buy a primary or second home residence located in a rural area or in a town having a population of 2,500 or less. Only minimal agricultural activity is permitted on land bought using this loan.
  • Minimum loan amount is $100,000
  • Maximum loan amount is $647,200
  • Minimum down payment of 5%
  • Primary residence or second homes only
  • Minimum credit scores of 640
Hobby Farm/Part Time Farm Loan: The Hobby Farm Loan is intended for people who wish to finance a home on a property where they can produce some income from agricultural activity. 
  • Minimum loan amount is $100,000
  • Maximum amount is $3,000,000
  • Primary residence or second home
  • Credit Scores over 620
Bare Land and Rural Site Loan:  If you’re looking to build a home on bare land, the Farm Loan center can refer you to lenders. If you intend to build a home on acreage, we can refer you to lenders who provide construction loan financing. Farm Loan Center can then help you consolidate your land loan and construction loan into one final VA or Conventional loan.
  • Minimum credit score of 620 with no late payments in last 2 years
  • Minimum loan amount is $100,000
  • No cash out
USDA Home Loan: The Farm Loan Center can help you apply for these loans that are available in areas where the population is below 20,000. Does not include towns that are close to large metropolitan areas. Maximum income varies by geographic area and is based on 115% of the HUD median income.

  • Closing costs come from any source
FHA Loan: For the purpose of rural property
  • 3.5% down payment required
  • Property cannot exceed 20 acres
  • Dwelling value of at least 25% or more
  • Credit scores of 600+
